Timeshare Offer and Acceptance
Our licensed real estate agent will call the seller with all buyers’ offers regardless of
the offer amount. At that point the seller can either accept the offer or counter offer to the buyer. Once an
agreed upon sales price has been determined we will send out contracts to the seller then the buyer for signatures. The
seller will also determine the closing company and notate their choice on the contract.
Timeshare Estoppel Request and Verification
Our
contract department will send an timeshare estoppel request that includes verification of ownership directly to the resort management
for the timeshare week in question. The estoppel includes all pertinent ownership information along with verification of status
of maintenance fees and taxes. Once the unit has been verified our contract agents will cross reference this with the contract
to find any discrepancies.
Timeshare First Right of Refusal
Very few timeshare resorts have First Right of Refusal in their
condo documents. This means when you have a buyer and a valid contract you must obtain a waiver from your timeshare resort in
order to sell. Your resort would have the option of acquiring your week at the contracted price if they feel the week was being
sold for a price that was unacceptable. This process is taken care of when the Estoppel Request is sent to the timeshare resort.

Closing Company
The closing company that was selected by the seller now performs a title search and prepares the new deed. They
will send out closing statements to both buyer and seller for review and signatures. The buyer will send into the closing company
funds for the transaction that will be held in an Escrow account. Once all paperwork is acknowledge and received by the closing
company they will disburse funds.
Timeshare Final Verification
Our contract department will go one step further than any other
timeshare resale company. We will make sure that the buyer has been documented as the new owner of the resort and any back
maintenance fees or taxes has been satisfied by the closing company.
